Details of conditions to discharge
With respect of condition 19 (drainage), this relates to the submission of a water strategy. Comments have been sought from Anglian Water who have confirmed that sufficient information has now been received. Therefore, condition 19 will be satisfied through the completion of works in accordance with the submitted and agreed details. Condition 19.
No development shall commence until a detailed waste water strategy has been submitted to and approved in writing by the local planning authority, and none of the dwellings shall be occupied until the works have been carried out in accordance with the agreed waste water strategy.
With respect of condition 10 (highways), this relates to the submission of details for private driveways. Comments have been sought from the LHA who have confirmed that sufficient information has now been received. Therefore, condition 10 will be satisfied through the completion of works in accordance with the submitted and agreed details. Condition 10.
No development shall begin until details of the private driveway, including construction, drainage, lighting and where appropriate signage/street naming arrangements, have been agreed in writing with the local planning authority and no dwelling on the site shall be occupied until the private driveway has been constructed in accordance with the approved details. Once constructed the private driveway shall be retained.
With respect of condition 20 (drainage), this relates to the submission of a foul water strategy. Comments have been sought from Anglian Water who have confirmed that sufficient information has now been received. Therefore, condition 20 will be satisfied through the completion of works in accordance with the submitted and agreed details. Condition 20.
No development shall commence until a foul water strategy has been submitted to and approved in writing by the local planning authority. No dwellings shall be occupied until the works have been carried out in accordance with the foul water strategy so approved unless otherwise approved in writing by the local planning authority.
With respect of condition 17 (drainage), this relates to the submission of details of surface water drainage for the site. Comments have been sought from the LLFA who have confirmed that sufficient information has now been received. Therefore, condition 17 will be satisfied through the completion of works in accordance with the submitted and agreed details. Condition 17.
No development shall take place until a detailed surface water drainage scheme for the site has been submitted to and approved in writing by the local planning authority. The scheme shall be based on sustainable drainage principles and an assessment of the hydrological and hydro­geological context of the development. The drainage scheme shall demonstrate that surface water run-off generated up to and including the 1 in 100 year critical storm (including an allowance for climate change) will not exceed the run-off from the undeveloped site. It shall also include details of how the resulting completed scheme is to be maintained and managed so that flood risk, both on and off the site, is not increased.

The applicant must:

(a) provide details of how run­-off will be safely conveyed and attenuated during storms up to and including the 1 in 100 year critical storm event, with an allowance for climate change, from all hard surfaced areas within the development into the existing local drainage infrastructure and watercourse system without exceeding the run­-off rate for the undeveloped site, and will not increase the risk of flooding off­-site;

(b) provide principle/detailed design (surveys, ground investigations, drawings, network details, calculations and modelling showing critical storm details) in support of any surface water drainage scheme, including details on any attenuation system and its discharge rates, and investigation into the condition of the existing outfall and proposed arrangements;

(c) provide details of how the scheme shall be maintained and managed over the lifetime of the development, including any arrangements for adoption by any public body or Statutory Undertaker and any other arrangements required to secure the operation of the drainage system throughout its lifetime;

(d) provide details of the timetable for and any phasing of implementation for the drainage scheme.
With respect of condition 7 (drainage), this relates to the submission of details for surface water drainage in relation to the highway. Comments have been sought from the LLFA who have confirmed that sufficient information has now been received. Therefore, condition 7 will be satisfied through the completion of works in accordance with the submitted and agreed details. Condition 7.
No development shall take place until details showing an effective method of preventing surface water run-off from hard paved areas within the site onto the highway have been submitted to and approved in writing by the local planning authority. These facilities shall be implemented prior to the access and parking facilities being brought into use.
With respect of condition 11 (highways), this relates to the submission of details of the proposed access and parking. Comments have been sought from the LHA who have confirmed that sufficient information has now been received. Therefore, condition 11 will be satisfied through the completion of works in accordance with the submitted and agreed details. Condition 11.
No development shall begin until details of:

(i) the layout, drainage, construction, services and lighting of the proposed access road, including the junction with the adjacent highway; and

(ii) the number and location of vehicle parking space(s) on the site;

have been submitted to and approved in writing by the local planning authority.
